Springdale is growing and changing quickly right before our eyes. No
part of town is growing faster than the part of town assigned the name
of Overlay District. Arvest Ballpark was the cornerstone of the area built
over a decade ago to attract people from all over Northwest Arkansas
to Springdale and to provide entertainment in the region. In the last 24
months, the growth we have seen come out of the ground has been
exceptional.
Sam's Club occupies the Northeast corner of the Overlay. It brought
back millions of sales tax dollars that had been traveling North and
South of us since Sam's left their previous location for Fayetteville. To
the South of the big box store is Arkansas Childrens Northwest. The
state of the art children's hospital made Springdale the desired location
for child health care in the region. These two anchors have now lead to
multiple properties being developed around them. Let's take a look.
On the South side of Don Tyson Parkway and East of Gene George
Boulevard Highlands Encology just recently opened their regional
Cancer Treatment Facility. Word has it that they have also purchased
the property adjoining them to the North and will be building a research
and development lab there in the near future. Acfross Don Tyson you
will see the steel going up for the USAble Corporation building.
Nabholz construction is currently working on the project for the Blue
Cross and Blue Shield owned company. The project will be 81,000
square feet and is expected to be completed in the summer of 2021.
The Gene George corridor is quickly becoming a medical hub. With
the completion of Arkansas Childrens Northwest came the need for
offices for the doctors. To the North of the hospital you will see an
80,000 square foot, $14 million building being erected that will match
the look and feel od Childrens and is expected to be completed in the
Fall of 2021. These facilities along with Highlands Encology and Mercy
on exit up at the Elm Springs exit are making West Springdale a
medical destinmation. That is to say nothing of the over 160,000
square foot facility that is being discussed and planned by UAMS for
the Overlay District.
To the West of Arvest Ballpark is the newly minted Northwest Arkansas
Community College campus for Washington County. A jog across the
street will take you to the Trails At The Crossings apartment
community. This project is a 468 unit joint project between the Lindsey
and George families and includes many design elements desired for
the overlay and amenities unique to the property. A trip to the Northern
part of the Overlay District and across the Street from Sam's Club
lands you on the property recently announced by the George family as
The Crossings. This retail and commercial development probably
excites residents the most. On it's Northeast corner sits the location of
what many believe will be Chik Fil A. The property also includes
multiple water features and 4 additional commercial sites for offices,
restaurants or retail.
The Overlay District is growing quickly and beginning to blossom into
what many had envisioned years ago when Arvest Ballpark was built
with a Springdale bond. With the widening and extension of Gene
George Boulevard we will begin to see just how wonderful this
Springdale development area can become.
